How Chandler Went from $900K to $3.5M in One Year Using Cold Email in an Old-School SMB

I want to tell you about Chandler. He's a good friend now, a member of Client Ascension, and one of the most interesting case studies I've seen — because he's not running a digital agency or a SaaS company. He runs a green energy contracting business for commercial real estate.

And he went from $900K in revenue in 2021 to just shy of $3.5 million in 2022.

Here's exactly how he did it.

What Chandler's Business Actually Does

Chandler's company handles energy efficiency projects for commercial properties — LED lighting, low-flow plumbing, EV charging stations, solar installs. But here's the kicker: he has zero in-house labor. He sub-contracts everything out and functions purely as a sales and project management platform.

That model lets him close deals in Washington state one week and Long Island the next. He bought the business in May 2021 as a turnaround — it had "a lot of hair on the deal," as he put it — and immediately started layering on systems.

The Old-School Mousetrap Meets Cold Email

When Chandler joined Client Ascension in early 2022, he already had a working business. What he didn't have was a scalable lead generation system.

His industry is ancient. Their version of business development is paying $25K for a trade show booth — shoved next to the bathroom — and hoping someone walks by. That's it. That's the competition.

Why B2B + High Ticket Makes Everything Easier

This is something I hammer on constantly: it is so much easier to make money when you're selling expensive things to businesses.

I see people trying to scale to $100K/month with a $300/month service. That math is brutal. Chandler closes one deal and he might be at $100K. The volume you need to sell a cheap thing to consumers versus one expensive thing to a business is night and day.

And in Chandler's market, the buyers are sophisticated, the problem is real, and nobody else is coming at them with a modern lead gen system. The unsaturated angle alone is a massive edge.

The System Is Stupidly Simple

What Chandler built inside his company is essentially an in-house business development function that runs like a digital agency's outreach system:

  • Scrape target clients by industry and geography

  • Run email campaigns with proper follow-up sequences

  • Book calls and close with a refined sales script

  • Repeat, train someone else to do it, stack reps

That's it. The process is so repeatable that you can hand it to an SDR and run it at scale. The only real bottleneck — and Chandler acknowledged this — eventually becomes fulfillment. Supply chain, labor shortages, price increases. That's where the real-world complexity lives.

But from an acquisition standpoint? It's a machine.

Breaking Operations on Purpose

Chandler's growth philosophy is one I completely agree with: grow demand until it breaks operations, fix operations, then go break them again.

He just made his first key sales hire, which gave him back about 20 hours a week. Now instead of working in the business, he can work on it — bringing in new clients, building out the team, and preparing to break operations all over again.

The oscillation is the point. You're not trying to avoid breaking things. Breaking things is how you know you're growing.

Why He's Not Selling Anytime Soon

We talked about exit strategy, and I think Chandler's take is exactly right. His business trades on EBITDA multiples — probably 3–5x depending on size — not revenue multiples. So an exit today would be okay. But here's the real question: what do you do with the money?

You're 27 years old. You sell for $6–7 million. You still have to redeploy that capital into something else that produces cash flow. You've now added a taxable event and a non-compete. And if your business is well-staffed and semi-automated, why would you sell it?

There's a saying I've heard that stuck with me: don't sell unless you think the party is over. And in the green energy and ESG space right now, the party is just getting started. Private equity is circling. The tailwinds are real.

Chandler's long game is to scale to a size that's attractive for a PE rollup, or to roll up similar businesses himself like a snowball — the same playbook that made one guy in Tampa $250 million in commercial cleaning.

The Compounding Nobody Talks About

Here's the thing I kept thinking about during this conversation: everything compounds.

Your competency compounds. Your cash flow compounds. Your network compounds. Even your cold email list compounds — people respond to emails you sent five months ago, and suddenly your pipeline has depth you didn't build intentionally.
